URA launches Dairy Farm, Tanjong Rhu and Dover housing sites for sale

They are part of the 4,725 residential units slated for release under the confirmed list of the H2 Government Land Sales (GLS) programme.

[SINGAPORE] The Urban Redevelopment Authority (URA) on Wednesday (Nov 26) launched three residential sites for sale under the Government Land Sales (GLS) programme for the second half of 2025. The sites, located at Dairy Farm Walk, Tanjong Rhu Road and Dover Drive, are expected to yield approximately 480, 525 and 625 residential units respectively.

According to URA, the sites form part of the confirmed list under the H2 GLS programme, which will collectively supply 4,725 residential units to meet housing demand.

The Dairy Farm Walk site spans 29,444.2 square metres (sq m) with a maximum gross floor area (GFA) of 41,222 sq m. The site can be developed into condominiums or flats and is subject to height restrictions of four storeys along the boundary facing the canal and landed housing to the north, and up to six storeys for the remainder of the plot.

Located at the junction of Dairy Farm Walk and Dairy Farm Heights, the site is accessible via the Bukit Timah Expressway and Upper Bukit Timah Road, and is within reach of Cashew MRT station. It will also be linked to nearby areas through cycling and pedestrian networks. The tender for the site will close on Jan 22, 2026, at 12 pm.

The Tanjong Rhu Road site covers 12,239.2 sq m and has a maximum GFA of 45,285 sq m. It can be developed into condominiums or flats, with allowable building heights ranging from 95 metres to 100 metres Singapore Height Datum (SHD).

Bounded by Tanjong Rhu Road to the north and the Singapore Swimming Club to the east, the site is situated in an area surrounded by both private and public housing developments. It is close to Tanjong Rhu and Katong Park MRT stations, as well as amenities such as Jalan Batu Hawker Centre and Dunman High School. The tender will close on Feb 5, 2026, at 12 pm.

The Dover Drive site has a land area of 13,517.2 sq m and a maximum GFA of 56,773 sq m. With a maximum allowable height of 160 m SHD, the site is designated exclusively for flat developments.

Located within the Dover-Medway precinct—an emerging urban neighbourhood in the Greater one-north area—the site is near one-north MRT station and has direct access to the Ayer Rajah Expressway. It is zoned for residential use with complementary commercial activities permitted on the first storey to serve the surrounding community.

Marcus Chu, chief executive officer of ERA Singapore, noted that the Dover Drive site is the first GLS parcel offered in the Dover-Medway neighbourhood, giving both developers and buyers a potential first-mover advantage. He added that first launches in emerging estates typically attract strong developer interest, citing recent GLS sites at Bayshore, Dunearn Road (Turf City) and Newton, which drew between eight and nine bids.

Chu also highlighted the site’s proximity to the one-north MRT station on the Circle Line as a key draw due to the connectivity and convenience it offers residents.

PropNex head of research and content Wong Siew Ying said the Tanjong Rhu Road site has attractive attributes, including its proximity to two MRT stations and Dunman High School. She expects the site to attract four to six bids, with top bids potentially ranging between S$1,300 and S$1,400 per square foot per plot ratio (psf ppr).

Wong added that it has been decades since a residential GLS site was offered along Tanjong Rhu Road, with the last plot awarded in November 1997, and noted the lack of new mid- to large-scale condominium launches in the area in recent years.

Justin Quek, deputy group CEO of Realion (OrangeTee & ETC) Group, said the Dairy Farm Walk site could appeal to nature enthusiasts due to its proximity to Bukit Panjang Park and Dairy Farm Nature Park. He estimates that the site could attract two to four bidders, with top land rates ranging from S$900 to S$1,000 psf ppr.

However, Wong noted that bidding interest for the Dairy Farm Walk site may be more subdued, as it is located about a 10- to 12-minute walk from Hillview MRT station and has limited nearby school options—factors that developers typically consider when evaluating residential plots.
